Permit Support in Broward County
Zone Permitting’s permit experts identify the correct jurisdiction, confirm submittal requirements and manage permit activity through review, inspections and closeout.
Broward Development & Environmental Review
City building review and Broward County Development & Environmental Review are separate steps. County requirements depend on the property, proposed use and construction scope. Transportation concurrency and environmental review produce separate approval certificates through the County’s online ePermits process.
The County identifies specific review triggers and exemptions. Its environmental review guide includes new construction, non-residential additions and certain interior alterations, including commercial changes of use. Some residential remodeling and demolition-only projects are exempt from this review; an exemption does not remove other applicable approvals.
We manage County applications, supporting plans, comments, fees and approval certificates with the city permit. See Broward’s ePermits instructions for the current review process.
Asbestos SRRA & Certificate of Submittal
Broward’s demolition and renovation process requires a Statement of Responsibilities Regarding Asbestos (SRRA) and a Certificate of Submittal for the building permit. Qualifying residential projects with four or fewer dwelling units still need the SRRA certificate even when exempt from other asbestos requirements or fees.
The SRRA certificate is distinct from an asbestos survey, advance notification or abatement. Which additional documents and work apply depends on the facility and scope. We manage submissions and certificate follow-up with the project team; we also work with licensed asbestos consultants and abatement contractors to coordinate their reports and required paperwork with the permit process.
Demolition-only work may be exempt from Development & Environmental Review while still requiring asbestos paperwork. See Broward’s Asbestos Program and its linked instructions before starting work.
Code Violations & After-the-Fact Permits
Work done without a permit and unresolved code violations may require follow-up with both the building department and code enforcement division. Our permit experts research available records, identify the required after-the-fact permit applications and manage submissions, corrections and inspection scheduling with the project team. Plans and technical corrections are prepared by the responsible licensed professionals.

Frequently Asked Questions
How do I search for a building permit in Broward County?
Start by identifying the municipality where the property is located. Fort Lauderdale, Weston, Coral Springs and other Broward cities maintain their own permit records and portals, while County systems apply to projects under Broward County jurisdiction.
Does Broward County use one permit portal for every city?
No. Each municipality may use a different online system, application format, contractor-registration process and inspection procedure. Searching the wrong portal can make an active permit appear as though no record exists.
How do I determine the correct permitting jurisdiction in Broward County?
Use the property address and municipal boundary, not only the mailing city or ZIP code. The jurisdiction should be confirmed before preparing forms, registering the contractor or uploading plans.
Can a city permit also require Broward County approvals?
Yes. Depending on the project, a municipal permit may require County or outside-agency approvals in addition to the city’s building review. Those approvals should be tracked separately from the main permit record.
How does Zone Permitting manage Broward County permits?
Our permit experts identify the correct jurisdiction, confirm the local filing requirements and manage applications, review comments, corrections, inspections and closeout for residential and commercial projects.
